If you did $100K of upgrades on YOUR house, YOU are the owner. Are you going to kick yourself out? There is no person that can kick you out if you are the owner. However, if you did $100K of upgrades on a house you were renting. The landlord/owner can kick you out. If you made the upgrades without the permission or knowledge of the owner, the landlord owes you nothing (a thank you would be nice). When you lease or rent a property, it must be returned to the owner in the same or better condition is was when you moved into that property. In this case you are returning the property to the owner in better condition than it was when you moved into the property. I’m not a lawyer and looks like you need a lawyer. If you have purchase documents showing that you are buying this house and you have receipts for all the costs of the upgrades and you go to court, the judge might award you some money back. Before and after photos and tons of documentation will be needed to go to court. You might also want to create a log of DATE/TIME of conversations and/or text messages you had with the owner.
